At Mike Dobson Lettings we offer two types of Letting Service. Please see below for details.

Fully managed service:

This option takes the weight from your shoulders with regard to the management and hassle of renting your property. Giving us the responsibility of dealing with all aspects of the property, management and accounts.

This service includes:
1. Marketing details of your property within our three offices, online advertising on our website and rightmove .co.uk
2. Placing a to-let board up at the property
3. Accompanied viewings
4. Full thorough tenant vetting service using Endsleigh tenant verification reports.
5. Arrange and prepare the inventory prior to letting.
6. Readings of the utilities 
7. Collect the rent and pay it over to you by BACS Transfer, less our fees and expenses. 
8. Preparation of your monthly account/statement and send it via email or post.
9. Hold and secure the tenant's deposit in accordance to the tenancy deposit scheme.
10. Report upon your property, coordinating minor repairs up to an agreed limit and settling invoices from rents received.
11. Inform you when the tenancy is coming to an end and seek your instructions  for the re-letting of your property. 
12. Arrange a full property inspection at the end of the tenancy.
13. Monitor payments and alert you if tenants fall behind or breach the Tenancy Agreement
